These conditions apply to all bookings. The contract signed at check-in prevails over this page.

Monthly prices with VAT included at 6% (head 2.17 of List I of the VAT Code). Cleaning, linen and consumables are part of the accommodation service.
Consumption limits included
Limits are read from the meter, monthly, and are not a fixed euro amount. Consumption above the limit is billed at cost with the invoice attached.

What is included
- Electricity and water up to each flat's consumption limit.
- Internet, TV and the condominium fee.
- Furnished and equipped flat: kitchen with hob, oven, microwave, fridge and washing machine; crockery, utensils and household textiles.
- Periodic cleaning, bed and bath linen and consumables — in both packages.
Booking and payment
- Minimum stay 3 months, maximum 6 months.
- Booking confirmed on payment of the first month.
- Deposit equal to one month's rent, returned within 10 working days of departure.
- Monthly payment in advance, by bank transfer.
- 30 days' notice to end the stay early.
Nature of the stay
- The stay is provided under the Portuguese local accommodation regime (Decreto-Lei no. 128/2014).
- It is not a residential tenancy agreement.
- The flat cannot be used as a tax address, for a tax number, for mail or for school enrolment.
- Guests are reported to the authorities as required by law (SIBA), where applicable.
- The municipal tourist tax applies where due and is charged on the invoice.
House rules
- Maximum capacity as per each flat's local accommodation registration.
- No smoking indoors.
- Respect quiet hours and the building's condominium rules.
- Guests are responsible for damage to the property or common areas.
